Mark up a floor plan online — free

Open the plan, outline the rooms, box the fixtures, pin the entry points — in your browser, no signup, nothing uploaded. And unlike scribbling on a copy, the markup comes out as data: exact pixels plus normalized 0–1 coordinates, so it survives any resize of the plan.

How do I mark up a floor plan?

1. Drop the floor plan or interior render into the editor, or paste it with Ctrl+V.
2. Outline each room or zone with the polygon tool — click the corners, drag a vertex to adjust. Box the fixtures with the rectangle tool, circle round features, drop point markers on entry points, and use arrows where direction matters. Label every region ("kitchen", "unit B entry") and attach a note where the label isn't enough.
3. Hit Done. Export the markup as JSON or prompt-ready text — or save the whole session as a project file and come back to it later.

Seven tools total — select plus freeform, rectangle, circle, polygon, arrow, and point — which covers everything from rectangular bedrooms to an irregular open-plan zone.

What happens when the plan gets resized?

Nothing breaks — this is the reason the export carries two coordinate systems. Exact pixels answer "where on this file", and normalized 0–1 values answer "where on the plan, at any size": a room spanning 0.25 of the width spans a quarter of it whether the plan renders 800 or 3200 pixels wide. Scale the plan for a deck, a print, or a different screen and the same markup still lands in the right place. The JSON is versioned, and every field is documented in the docs.

Can AI label the rooms for me?

Yes — this is where the first pass stops being tedious. Click the purple Auto button and AI reads the image and suggests labeled regions; on floor plans it looks for rooms and fixtures. Type an optional hint first ("label the bedrooms") to steer it. The suggestions arrive as ordinary editable regions, so you refine them with the same seven tools and export as usual. Is my floor plan uploaded?

No. Regionly runs 100% client-side — drawing, labeling, exporting, and project save all happen in your browser, and the plan never leaves it in normal use. The single opt-in exception is AI annotate: nothing is sent until you click Auto, and when you do, the image goes out solely for that analysis and is never stored.

What can I do with the export?

Treat it as the machine-readable version of the plan. The JSON — same-label regions grouped, notes attached — feeds scripts, tools, and agents. The prompt-ready text pastes into a ChatGPT or Claude chat next to the plan image, so the AI knows exactly which room is which instead of guessing from the picture. And because the session saves as a project file, next month's revision starts from this month's markup.
